How much does virtual staging cost?
It's $40 per photo for 1–2 photos, $30 per photo for 3–7 photos, and $19 per photo for 8 or more. The rate is based on the total number of photos in your order.
What's the turnaround time?
Your staged photos are delivered the next day after we receive your selections. Each piece of furniture is placed by hand, so plan your go-live date with that in mind.
What do you need from me to get started?
Email [email protected] with four things: the photo number for each image you want staged, what each room should be (like "photo #7, living room"), the furniture style you'd like, and any layout notes, such as "bed facing the windows" or "sofa against the wall." Once we have all four, we get started.
Do I need to plan for staging before the shoot?
It helps. Tell us at booking and our photographer will capture a clean, wide-angle shot of each room you want staged, since the right angle makes a big difference. If you decide after your photos are delivered, that's fine too. We'll point out the best photos to stage from your gallery.
What furniture styles can I choose from?
There are seven: Farmhouse, Urban/Industrial, Modern, Scandinavian, Contemporary, Traditional and Coastal. See the style guide above to find the right fit for your listing. Tell us your color palette too, for example neutral to match fresh paint.
Can you stage a room that already has some furniture?
Yes. We'll add virtual pieces that match the style and scale of what's already there. If you'd rather start with an empty room, we can remove the existing furniture or clutter first for $15–$30 per photo.
Can you show a room as something different than it is now?
Yes. We can show a playroom as a mother-in-law suite or a flex room as an office or bedroom. We can also deliver two versions of the same room so buyers can see both options.
Do you do virtual renovations or add pools?
Yes. We can virtually update a room with things like new paint, flooring or cabinets, or add a pool to the backyard so buyers can picture what's possible. Pricing is the same as virtual staging: $40 per photo for 1–2 photos, $30 for 3–7, and $19 for 8 or more. We recommend labeling these photos as virtually edited and keeping the original photo in the listing too.
Do you stage outdoor spaces?
Yes. We can stage patios, balconies and outdoor living areas with seating, outdoor kitchens and firepits to help buyers picture how they'll use the space.
Are virtually staged photos allowed on the MLS?
Yes. Every staged photo is delivered at full resolution in MLS-approved dimensions. Many MLSs require you to disclose virtual staging, so we recommend adding a "virtually staged" note or watermark when you upload to HAR or any Houston-area MLS.
What if I don't like the staging?
Every order includes one round of revisions. If the style, size or furniture placement isn't what you pictured, email [email protected] with the photo number and what you'd like changed, and we'll take care of it.
How do I pay?
Virtual staging is added to your order in our booking system, and you pay for it on the same invoice as the rest of your listing media. To add staging to an order you've already placed, email [email protected] and we'll update it for you.
Do you serve all of Houston?
Yes. We serve the greater Houston area, including Katy, The Woodlands, Sugar Land, Pearland, Conroe, Kingwood, Humble and Galveston. Virtual staging is available for any property we've photographed, no matter where it's located.
